I’m sure it feels like we are always asking you to approve repairs! We encourage our renters to report issues even when they are small ones. We’d much rather report small inexpensive issues that can be more easily attended to than large, urgent, expensive issues that are difficult to repair because renters didn’t feel they could report them.

A real example – we were selling a property that had been rented through another agency. A sale was agreed subject to a building inspection not revealing any majoy defects. The building inspector identified that gutters had rusted due to a build up of debris from not being cleaned regularly, causing water to leak down the verandah posts and under the front verandah. This is turn eroded the stumps, leading to a major structural defect that could have been avoided with regular gutter cleaning. The sale fell over and the wner was left with some costly repairs to complete before finally selling the property.
