What’s required?

Under Victoria’s Residential Tenancies Regulations 2021:

Smoke alarms must be tested and cleaned annually, with batteries replaced if needed.

Gas safety checks must be completed by a licensed gasfitter at least once every two years.

Electrical safety checks are also required every two years, performed by a licensed electrician.

Property managers must keep records of all safety checks and certificates, which can be requested by Consumer Affairs Victoria at any time.

There are also Minimum Standards that a rental property must meet.

Why it matters

Beyond legal compliance, these checks can prevent dangerous incidents and reduce liability. Many insurance policies now require up-to-date safety documentation for claims to be valid.

We can suggest providers that specialise in these checks via an annual subscription, local qualified tradespeople of your choice or other approved tradespeople. We can pay invoices for these checks from your rental funds, or arrange for invoices to be sent to you for payment – whichever is your preference.

We also complete a Minmum Standards check each time we attend your property – at commencement of a lease, at routine inspections, at vacate inspections. We will communicate with you if there are any works that need to be completed to maintain these minimum standards, and again, we will work with you to coordinate trades as required.
